In a major policy move, the government has made official approval mandatory for real estate transactions worth more than Rs 30 million within key metropolitan and sub-metropolitan cities across the country.

The new rule, enforced under Section 26 (a) and (b) of the Land Revenue Act, 2034, was announced through a notice published in the Nepal Gazette by the Ministry of Land Management, Cooperatives, and Poverty Alleviation. It applies to all companies, regardless of their registration location or the size of the land involved in the transaction.

Under the directive, the Director General of the Department of Land Management and Records will serve as the authority responsible for granting such permissions.

Meanwhile, the Ministry has also revoked the Land Problem Resolution Commission Formation Order, 2081, leading to the dissolution of the commission and all associated district committees.

Ministry Secretary Kedarnath Sharma confirmed that both the new approval requirement and the revocation order have been officially published in the Nepal Gazette.

The regulation covers six metropolitan cities Kathmandu, Lalitpur, Biratnagar, Birgunj, Bharatpur, and Pokhara—along with 11 sub-metropolitan cities, including Dharan, Itahari, Janakpurdham, Jitpursimara, Kalaiya, Hetauda, Butwal, Ghorahi, Tulsipur, Nepalgunj, and Dhangadhi.
